Educating the public about the MLS

The Toronto Real Estate Board (TREB) manages the Multiple Listing Service (MLS) for the Greater Toronto Area. The MLS data is contributed by licenced Realtors who are members of TREB. Prospective home vendors or home purchasers should work with a Realtor if they wish to add listings to the MLS, or view complete listings from the MLS. This arrangement is called an agency agreement. As of January 1, 2000, agency agreements are mandatory for both prospective vendors and prospective purchasers, before a TREB member Realtor can assist them.

That being said, the Toronto Real Estate Board does make its MLS data available to the general public via "MLS Online" which is the Canadian Real Estate Association's national MLS gateway at www.mls.ca. The downside of this service is that the listings give less detail, and the data is delayed for several days compared to the real MLS data at TREB. This means that prospective purchasers who use this service may not find out about new listings soon enough to act on them, so it is still in their best interests to work with a Realtor.
